For the purpose of this blog I am going to focus on homes sales in the area of Palm Desert considered South Palm Desert, or the area South of Highway 111. Properties in this area consist of custom built homes, mainly single family homes but there are a few pockets of condo communities as well.

This area of Palm Desert is popular with home buyers because it has great schools and many amenities available within a few miles drive. There are more than 92 moderately priced restaurants to choose from in this area! Can you imagine?! In addition, you'll find numerous outdoor activities including hiking and of course golf! 

South Palm Desert Amenites

 

Home prices in South Palm Desert start in the low to mid $300's to well over $1+ million. Home prices tend to increase the more South or the higher up you go on Hwy 74. From up here the views are glorious, overlooking the valley floor. 

You won't find cookie cutter homes or homes stacked on top of each other in South Palm Desert. Some homes date back to the early 1950's while other homes were built in the 1980's and some in the early 2000's. Most lot sizes are at minimum 7841 sq.ft. but many are more than 10,000 sq.ft. and go to more than 20,000+sq.ft. 

This area is largely ungated with no homeowners associations (HOA's.) However there are some exclusive country clubs that are gated including Ironwood Country Club and Bighorn Golf Club to name a couple. 

Of the properties available for sale with no HOA's, there are 76 homes available for sale.  The property at 72797 Haystack was just reduced by $20,000 to an asking price of $559,900. There are 15 properties marked as contingent, meaning the seller has accepted an offer and the buyer is performing inspections. Seven properties are pending while 44 homes have sold during the last six months. Sold prices range between $274,000 on the low side to more than $1,070,000 on the high side.
