The time to think about selling your home may not be now. However, there will come a day when you will want to relocate. Maybe you will want to be closer to your children or maybe you will move so as not to be forced to commute. When that moment comes, your home needs to be worthy of selling. Home resale value is something that most people overlook until it is too late. What is the price that you can realistically charge if you were to sell your precious home? Things are not looking good, eh? Buyers are more and more pretentious, so they do not look for the same things in real estate property. If your home doesn’t have a good resale value, then you should do something about it. Investing in renovations is what you can do. Attention needs to be paid to the fact that some upgrades pay off while others do not. These are the home improvement projects that are worthwhile, according to real estate professionals.

Increase natural light

Most people agree with the fact that natural light is better than artificial light. Besides the fact that natural light significantly reduces energy consumption, it benefits the body. How so? Direct sunlight promotes the production of vitamin D, which is important for absorbing calcium and promoting bone health. You also need natural light in the home to improve your mood. The more that the sun shines through the windows, the better than you will feel. What about buyers? Well, the natural light will make the home look more appealing. When it comes to selling, it is not good to have dark cramped rooms. How are you supposed to get more natural light into the home and not disappoint buyers? There are a few ways to achieve this. For instance, you can paint the eaves white. These sections reflect natural light right into the home. By painting them white, you just increase their powers. Another thing you can do is use a mirror. It will reflect the light back into the room and, at the same time, add a decorative touch.

Update the landscaping

Making sure that your home’s exterior looks great is important. If you do not sell the property in the future, that is perfectly fine. At least you will enjoy a well-designed landscape that will protect your home from the winter and summer sun. What you need to know is that nothing grabs the attention of a potential buyer than a good-looking home. There is something about growing plants and water bodies that catches the eye. Whether or not you are planning to sell, you will want to make a good impression on passers-by. These are a few things that you can do with your landscaping:

  •          Keep the landscape healthy, clean, and safe – let us say that you change your mind and you want to sell the property tomorrow. The panorama has to look absolutely perfect. Clean up the yard on a regular basis. You do not want things like branches or dog poop to lying around. Eliminating the weeds is also important. But so is ensuring that the walkways and fences are okay.
  •          Plant plants – plants attract pollinators like bees, butterflies, and hummingbirds. What is more, they draw attention from the flatness of the land. You can plant anything from trees to bamboo. Or you can opt for plants with one-of-a-kind features like big size or odd shapes.
  •          Add patio furniture – pieces of furniture should be found on every patio. This does not mean that you should buy the entire store, just that it does not hurt to add one or two pieces. You can get folding chairs and shelves.

Install a swimming pool

When was the last time that you took a swim? Chances are that too long. If you had your own swimming pool, you would not have to go to the public swimming pool. You could enjoy time in the water whenever you want. Okay, maybe you are not convinced that installing a swimming pool is the right course of action. What you do not know is that a swimming pool can increase the resale value of your home considerably. The vast majority of your neighbours have pools, not to mention that it does not take up the entire yard.

Going back to home resale value, it is worth mentioning buyers are willing to pay no matter what if you have a swimming pool. The price depends on factors like the perception and quality of the pool. There is nothing better than having your very own swimming pool. You do not have to go to the local gym or leisure centre in order to enjoy a good swim. But you already know that. What you may not know is that swimming is great exercise. You get a high-quality cardiovascular workout and your confidence skyrockets.

Building a swimming pool isn’t the easiest thing in the world but neither is it the most difficult thing ever. 1st Direct Pools recommends that you carefully plan the construction process. What you need to take into consideration are the following aspects: location, ground composition, size, positioning, and extras. Carefully consider these point prior to building the swimming pool. If you are going to have a swimming pool installed, then you should better invest in products like a water filter, cleaning supplies, and a circulation system.

Refresh the kitchen and bathroom

You have been told time and time again that the kitchen is the heart of the home. Yes, but have you really understood this message? The kitchen is not only the place where food is cooked but also the place where the entire family gets together. Just as family is important for you, it is important for other people as well. Making little upgrades like installing quartz counters or changing the appliances really does the trick. There is no reason why you should stop there. While you are at it, you can repaint the kitchen. As for the bathroom, serious changes are required. To make this room more appealing and increase your personal comfort, consider installing heated floors. They operate at higher internal temperatures than tiles and they save money due to efficiency. Basically, you will want them in your home.

Pools, depending on location, can help or hinder the sale.  Where we live, pools are more of hindrance when it comes to resale and you'll most likely not increase your home value compared to what you spent, since you can only use the pool for 3-4 months out of the year.  With the winter ground frost heaves, concrete formed pool do not work here.  Only liner based or fiberglass shells will work and last.
