Washington County Utah Residential Market Report - Feb 2018



Spring has arrived and home buyers are ready to purchase in the southern Utah area. New construction permits total 761 from January 01, 2018 to March 18, 2018, 495 for Single Family Homes and 266 for other. Single Family Residential Sales decreased from 229 in January to 225 in February 2018.



Due to a new construction boom, a home may take 6+ months or more to build due to the backlog of permits submitted to the surrounding cities. Consumers should hire an experienced Realtor when building a new home. Building contractors represent themselves, not the buyers.


Washington County Utah Only- No outside sales

  • February 2018 is the highest February for Single Family Closings back to 2004. (Washington County only and do not include Condo, Townhouse, Modular, Manufactured, Mobile or New Construction numbers). 


  • Single Family Residential Home Listings increased from 1193 in January to 1278 in February


  • Condo/Townhome Sales increased from 52 in January to 54 in February and Listings decreased from 215 in January to 212 in February


  • Notice of Defaults increased from 17 in January to 24 in February


  • Trustees Deeds decreased from 6 in January to 2 in February


  • Single Family Home Permits increased from 136 in January to 185 in February for Washington County, Utah



Inventory has fluctuated and continued to decrease as you can see from the Year-To-Date Listings starting from February 2017 to February 2018. There were 197 less listings in February 2018 than last year same month.
