Buyers reveal what is most important and their first action

What did buyers say was most important to them when searching for homes on the Intenet and what was the number one action they took?

From that recent NAR report are a few nuggets of gold that confirm what we already know but elevates the importance dramatically.

According to page 59 of the latest NAR Buyer and Seller Generational Trends report, the #1 reason people use those sites is.....

Use those keys to blow up the image.

From age 35 to age 68 the respondents said PHOTOS. 

But that is not the REAL news.

The real news, according to the report is  the #1 action taken as a result of Internet home searchs.



Blow that image up!

From age 34 to 68 the #1 thing the buyer did next was 'DROVE BY THE HOME.'

Wasn't even a close race. Contact the agent was dwarfed by the nearly 80% of all age groups who took a drive.

What do you suggest an agent do to capitalize in this buyer behavior?

Photos are the key, Annette Lawrence , Palm Harbor, FL 727-420-4041 . During the recession when nothing was selling, one of our Agents always used professional photos regardless of the cost on all listings.  In a neighborhood with 20 listings, the one that sold was hers - and the only one with professional photos.

Very interesting. Seems a little old fashioned but that's what I'd personally do & most of my clients do just that. Would be interesting to know if anyone evaluated the professional level of photos. In other words, Iphone photos vs professionals.

Most graphic artists are doing disservice with photos from art gallery. But home is next to a car wash...... Do not let images deceive you. Be realistic.

Photos are key... BUT... if they're leading to the action of driving by, our # as the listing agent better be posted VERY CLEARLY for that buyer to make the next step and call for a showing.

It is not surprising about the photos being number one. We have professional photos taken of all of our listings and feel it is well worth the investment. Driving by is somewhat of a surprise but really good info to know. Thanks for sharing.

In my opiniojn Videos are going to take over with Video Walkthroughs. A smart agent would do a video of that neighborhood and then record a video walking into the home with a Narration.

Interesting observation Annette. A 3-D technology tour is almost like being there. I do this on listings that I take to get a true sense of the home plus photos and drone photography to see the surrounding area. I will also go and Facetime a property for potential buyers.

Great photos are essential, and plenty of them, and videos are a plus. I find most buyers are exploring neighborhoods that appeal to them and checking out specific listings. It certainly helps to rule out certain properties that might look great but are not where the buyers want to live, or have other issues...high tension wires, busy roads, etc.

As Barbara Todaro always says, "the eyes buy."  Not at all surprised. Great photos and thoughtful prep prior to photo shoot is huge. Also, realistic photos, if they are used with super wide angle lens, at least note that in the marketing. We like to create realistic expectations.
