The Simplest Things Can Have the Biggest Impact

The late morning and early afternoon for this top Bristow real estate agent was filled with tasks that don't fall into the realm of absolute necessity.  They also don't fall into the category of highest and best use of time and another Bristow real estate agent might farm them out to a runner or assistant.  Not me.  Personal attention is what my Bristow sellers get when they hire me.  

Three Bristow listings needed my attention today.  The first was 10143 Broadsword Drive.  This one is on my street.  The owners requested shoe covers because the snow we had yesterday is melting and making muddy messes outside.  They didn't want that stuff tracked inside on their lovely hardwood floors.  I don't blame them.  All I needed to do was locate my shoe covers.  Besides, I had to swing by and throw an Open Saturday rider on the post.

Next up, a trip to 13802 Tartan Hills Parkway.  That listing just did a price improvement to $419,000.  Owners have moved out and I was there to check out what staging may need to be done in advance of an open house.   It's always easier to picture space when it has furnishings in it.  The owner was there working, as her place of business has not yet set up a secure Internet connection for her at her new residence.  There she sits in a vacant home, working away, while buyer after buyer is touring with their agent.  We chatted what to do with the remaining bed frame.  Turns out, one of my staging air mattresses will likely fit it perfectly.  Some linens on top and it will look perfect.

Finally, a trip to an upcoming townhouse listing in Bristow.  It's a three level, one car garage townhouse coming on the market next week, priced at $335,000.  Mrs. Seller expressed a desire for a St. Joseph statue.  Why should she buy one when I happen to have a stack of them?  Mind you, there's not much St. Joseph is going to do to make this home sell faster than it already will.  There is nothing for buyers in that price range to purchase right now.  Nonetheless, it was my pleasure to drop  St. Joseph off to her.

Mrs. Seller was home when I got there, but by the look on her face, things weren't going well on the other end of the phone call  she was having.  The last minute stresses associated with a potential delay on their out of state, new construction home today (waiting for an occupancy permit) and stressing about Mr. Seller making his flight home would have been enough.  On top of that heaping pile of anxiety, U-Haul was informing her the moving truck she booked here in Virginia may not be there for her tomorrow.   St. Joseph was a welcome site.  Even their cranky old dog was happy to see me.  The old furry gal didn't show an ounce of crank.  She cuddled right up next to me on the couch and begged for tummy rubs.

Ok so let me ask you this...

shoe covers...

I have a box (not sure why I even have them or where I got them). My house is getting listed next week. I was thinking of having my agent use them for showings.

My concern is that they could make it more slippery for people...no traction on bottom. Especially going down the stairs? I guess it's no different than people being in their socks. Thoughts?

Sharon Tara --I think it's better to have the choice for folks. Personally, I prefer my sock feet over putting on the shoe covers.  However, shoe covers work for shoes that are hard to get in and out of.

It's not surprising to me in the least that her cranky little dog snuggled right up to you, Chris Ann. You exude that kind of energy. Animals can spot kind people. You are very kind and compassionate, and it shows in your blogs.

Same thing happened to me at a client's house in Woodland last week. Her little dog and two ornery cats followed me around, begging for pets, which of course I gave them. The seller was shocked. Said they hate everybody. Ha, I said: "I am not really here to list your home; I'm just here to visit pets."

These little things are what separate the good from the bad. A good agent does these in the normal course of their business. A bad agent almost has to be asked to do so. This is one of thousand small details Chris Ann is great at, cheers cvc
