How Do Your Market Your Listings?

Gone are the days of the 4 P's;  Put a sign in the yard, Put the listing in the MLS, Put a lockbox on the house, and Pray.

Gone also are the days where services like ListHub and other automated syndication services where all you needed to do for your online listing marketing efforts.

The internet marketing scene changes almost daily. The first thing you need to do is figure out what your goals for your listings are.

As a listing agent, of course you want to sell the listing. So the first priority is to get your listing in front of the most qualified buyers for that particular property on the internet.

Remember that buyers are not making a list of properties they want to see, instead they are doing the process of elimination of homes. They are busy people, they don't have time to look at dozens of homes in person.

Don't give them a reason to cross your listing off of their list.

The next thing we want is to have more sellers in that area see our listing and want to list their properties with us. So we want to get more listings from our listing marketing.

We also want to use our current listing marketing to show sellers when we are on listing appointments that we know how to market their property. Have them salivate for your marketing!

The first thing you need to do is to write the story of your listing. Every house has a story... the story is the basis of your marketing. It is the foundation. Humans have loved stories and storytelling since the dawn of our existence, and it is not stopping anytime soon.

Then you edit all your photos, cropping, adjusting lighting, and adding filters, etc. After that you will need to SEO your images.

Once that is completed you will then need to create graphics for all the different social media platforms utilizing all of the real estate space each particular platform offers. This resizing is well worth the time and effort. Again, you are presenting your listing in the best light. Don't go cheap here.

Don't take shortcuts by making the awful mistake of simply syndicating through social media. After that step, you start to syndicate your listing through the different platforms where the listing needs to be manually uploaded and posted. Then it's off to make your video from your images or from video you have.

Of course this video needs to be embedded on your listing article on your website, on Realbird and ActiveRain.

We have over 70 steps we do for each listing. But you know something? We are proud to announce we have delegated all of those steps! Our virtual assistants take over once we have our listing agreement. This has saved me untold amounts of time in which I can be doing more income producing activities.

Don't feel overwhelmed any longer with these time consuming tasks! You can actually order listing marketing one listing at a time, a la carte from Get It Done For Me Virtual Assistants. Now, whenever you get a listing, whether it is one per month, 10 per month, 200 per month... you can relax and delegate your listing marketing.

The best part about this service is that it is based on my years of experience in SEO and online marketing for real estate listings. I have created this task checklist.

The first order we had for the a la carte services- was a fellow ActiveRainer- we did her listing marketing for a listing and within one week she dominated page one for her listing, and got an offer on it in less than a week. Now, this does not happen every time, so it is really exciting when this does happen. Certainly her sellers are adoring her about right now!  Find out more here.

There isn't time for 70 steps in my market right now.  By the time I get it posted on my site, which I do after right after MLS I generally have 10 appointment calls.  Our listings are lasting hours.

Good morning, Katerina Gasset every post you write about marketing is a bonus for those who do more than the 4 P's.... and if listing agents are not up for the "challenge" of marketing properly, they'd be wise to call you for assistance, especially with a home that demands your marketing expertise.....that commitment could be included in their listing presentation.

HI Katerina Gasset - I like your 4 "Ps" especially the "Pray"!  LOL - I really got a chuckle out of that. Marketing is the key and I am always willing to try something new on my Sedona listings.

In this hot market--gotta make sure the listing looks great from the moment it hits MLS--good description, sharp  photos, flyers, disclosure. Prepare!!!  Then add the social media later

If the listing photos don’t look good (professional quality) all the rest of the marketing is wasted. Buyers in our area get the notification of a new listing on their mobile devices, look through the photos and make a decision as to whether they want to see the house in person. Kind of like being on a dating site…so I have heard.

A Realtor should always know how to sell a home that is in demand in your area relatively quick, thats the easy part. When it comes to other homes that take more effort, that is when the truth comes out. The seller usually does not know what a real marketing plan should look like thus the story begins. Sellers should know this: I would rather find a home for a buyer than find a buyer for a home.

When I go through listings on the MLS I often ask myself, I wonder if they will ever sell this property.

The description is so generic and the photos are horrible.

Thanks for some good tips to market a listing better.
