Gone are the days of the 4 P's; Put a sign in the yard, Put the listing in the MLS, Put a lockbox on the house, and Pray.
Gone also are the days where services like ListHub and other automated syndication services where all you needed to do for your online listing marketing efforts.
The internet marketing scene changes almost daily. The first thing you need to do is figure out what your goals for your listings are.
As a listing agent, of course you want to sell the listing. So the first priority is to get your listing in front of the most qualified buyers for that particular property on the internet.
Remember that buyers are not making a list of properties they want to see, instead they are doing the process of elimination of homes. They are busy people, they don't have time to look at dozens of homes in person.
Don't give them a reason to cross your listing off of their list.
The next thing we want is to have more sellers in that area see our listing and want to list their properties with us. So we want to get more listings from our listing marketing.
We also want to use our current listing marketing to show sellers when we are on listing appointments that we know how to market their property. Have them salivate for your marketing!
The first thing you need to do is to write the story of your listing. Every house has a story... the story is the basis of your marketing. It is the foundation. Humans have loved stories and storytelling since the dawn of our existence, and it is not stopping anytime soon.
Then you edit all your photos, cropping, adjusting lighting, and adding filters, etc. After that you will need to SEO your images.
Once that is completed you will then need to create graphics for all the different social media platforms utilizing all of the real estate space each particular platform offers. This resizing is well worth the time and effort. Again, you are presenting your listing in the best light. Don't go cheap here.
Don't take shortcuts by making the awful mistake of simply syndicating through social media. After that step, you start to syndicate your listing through the different platforms where the listing needs to be manually uploaded and posted. Then it's off to make your video from your images or from video you have.
Of course this video needs to be embedded on your listing article on your website, on Realbird and ActiveRain.
