Carlsbad home in an HOA communityCarlsbad home buyers typically have an opinion about buying a home in an HOA in Carlsbad. That’s easy to understand as they are a number of things to know about living in an HOA in Carlsbad.

 

It’s important to give this matter serious consideration so you can make an informed decision, especially if you do not want to buy a home in an HOA community.

 

However, many buyers are interested in a newer home, a planned community, or a neighborhood where there are community amenities, such as a pool. In these cases one can expect to have an HOA.  And all the condos, town homes and twin homes in Carlsbad are in HOA communities.

 

Here’s an update on the inventory and recent housing activity in Carlsbad for homes that have HOA fees.

 

ACTIVE LISTINGS:

New home at Robertson Ranch in HOA community67% of all Carlsbad single family detached home active listings are in communities where there are HOA fees so buyers interested in those types of homes have a god number of options.

 

As of this writing there are 103 homes for sale with HOA fees, ranging in price from $510,000 for a 956 SF single story home with 2 bedrooms and 2 baths, up to $2,599,995 for a beautiful 4995 SF newly built fully furnished model home at Robertson Ranch with 5 bedrooms, 5 full baths and ½ baths. Homes have been on the market an average of 46 days.

 

27 (26%) of these homes are priced under $1 million, and 16 are new construction.

 

As of today, there are 90 homes with HOA fees that are pending, ranging in price from $589,000 to $2,150,000, on the market for 32 days on average.

 

SOLD LISTINGS IN 2018:

118 single family detached homes have sold in Carlsbad so far this year in HOA communities.

 

Sales prices have ranged from $550,000 to $3,181,500 (average price was $1,005,724) averaging 32 days on the market.

 

 

22 of the sales (19%) were cash transactions, with homes selling on average for 98% of the list price; however, 41 (35%) of the homes sold for asking price or higher.

 

Based on the current rate of sales, there are about 2.4 months of inventory of Carlsbad homes in HOA communities, making this a strong seller’s market.

Betond the fees...what does the HOA do or pay for....or is it an outside management company that collects dues and doesn't do much at all...?

Hi Jeff... I would say that easily 99% of my sales are in HOA communities. Don't know the overall ratio in the Charlotte metro area, but it's very rare I show a home in a non-HOA neighborhood.

Sally K. & David L. Hanson  - good question. The HOA normally seems to be in charge of setting policies, rules (and enforcing them) and making decisions that impact the community - improvements, new assessments, etc. I suspect it varies quite a bit from HOA to HOA.

So interesting how different real estate can be. We had no HOAs I was aware of back in Boston, except ccondo communities, but they are pretty popular here. I actually sell, and list, a fair number of non-HOA homes. And I always ask buyers because it is such a hot topic, and a financial one!

That's very sound advice Debb Janes EcoBroker and Bernie Stea JD  There are plenty of advantages, but not HOAs are the same in terms of rules, how they are run, etc. It's a big part of a buyers due diligence when buying a condo or a house in an HOA.
