I am a big believer in having our clients order a pre-listing inspection. At the very least, it provides our sellers with no surprises when the buyer comes knocking with a BINSR.
If the seller gets the report and there is a big item to be fixed, he/she has the time to get a few quotes and decide who is the best for the job. They won't have to chose someone who is not right for the job just because they can do it within the time frame.
And, the seller has the opportunity to determine the jobs he is willing to do and the ones he will wait for the offer and the buyer's inspection. Certainly the inspector has the ability to go over the report with the sellers and suggest the most pressing items versus the ones that are not so important.
Some jobs can be handled by the homeowner easily, or perhaps a handyman. Other problems will have to be done by a professional such as a roof situation or AC. But, no matter what, there is no surprise and just knowing what the seller needs to do to make the home ready for a sale makes one sleep at night a little better.
