A successful agent takes the time to do the legwork

A busy and successful agent takes the time to do their homework and the proper research, they are to busy not to. I have had a slurry of agents recently, I can tell some are new to the business because they just do not take the time to do the proper research.

 

I have people come look at home I have, because it is priced below the market, so they are excited to show their clients but when they get here it in no way meets their clients needs. If they would just call and ask a few questions then they would realize that and they would also learn it's not only about the price.

 

I had another client came to see one home that did not fit their clients needs, but I had to others that did. I was with someone else when they came.It was obvious that they did not do their homework. She already had pulled the MLS they were looking for homes that faced East it states which way a home faces on the MLS listing. 

 

Another is they do not ask the clients what they are looking for, it is obvious when they come in, they have no clue what the clients want they just put them in the car and they are off. I can tell because when I ask them what their clients are looking for they do not know or when I ask the client questions this is not a fit. 

 

The ones that are good bring by viable clients or if they can't they call ahead and tell me my client is coming out they want to see such and such a home because of this and that! That is a savy and smart agent. So take the time do the legwork and you too will be sucessful and spend less time being that way.

Hi Yolanda... it's not just legwork... it's LISTENING to your clients. One reason I got into this profession was because no one listened to me and wasted my time. I knew I could run rings around most agents just by listening... and I have for 25 years now.

The few times I have worked with onsite sales people I have called ahead or show up with them if they are in the early stages. Onsite sales is not how our market works but do know it is big in other areas and agents should try to make it work professionally.
