Bristow Townhouse Under Contract in Two Days After Multiple Offers
In my career as a top Bristow listing agent, I feel like townhouses in the Patriot High School district are a micro-market with the force of a rip tide right now. The market for larger single family homes and even one of the most popular homes in Bristow, Braemar Carriage homes, may be moving a tad slower and values softening, but townhouses are on and gone in a matter of days, if not hours, when they hit the MLS. Is it that we are going to feel the peak of the real estate market in single family homes before we feel it in the entry level homes like Bristow townhouses?
This Bristow garage townhouse in Kingsbrooke, located at 8862 Moat Crossing, hit the market on March 26th in the very last hours of the day. For all intents and purposes, it was available for showing on March 27th. The list price was upped prior to hitting the market to $335,000 to account for lack of inventory. Within a day I had four offers in my hands and while presenting them to the sellers on a conference call last night, two agents were ringing in wanting to submit offers. Heck, we ratified today and somehow still got our sixth offer. We knew demand was going to be high because there were only two Bristow townhouses on the market in the Patriot High School district and this one was the biggest and best.
The owners of this townhouse has replaced all the systems and appliances in the home. The floors had been upgraded. The carpet was newer and the owners took all of my notes on pre-list prep. The home was spotless. It even had perks like a gas line running to the deck to fuel the grill and a hose spigot on the main (second) level deck. That's not normally where you find a hose spigot. The owners did that to be able to easily clean the deck and deck furniture. Smart. They also updated the bathroom fixtures and redid the entire second bathroom.
The results we saw even had me flabberghasted since this was the week of spring break. Last spring break was like a ghost town for listings. Not this year. Buyers are out and looking.
I imagine there are a lot of Bristow townhouse owners thinking that waiting to list when school's out is the smart play. Not so much. That's when buyers who have been out and about go on vacation. Have a Braemar townhouse to list? List now! Get it done and grab yourself a rent back so you don't have to MOVE until school is out. These sellers negotiated a settlement on June 11th.
