There is a lot more to marketing a property than just listing it on the MLS. There are countless ways to market your home. It is true in the Evergreen area that it is pretty much just putting your $300k home on the MLS and it will pretty much sell with little to no effort. A luxury home is much different. It takes a knowledge of marketing and real estate to sell a luxury home even in a sellers market. Keep in mind the person buying a luxury home most likely has a Realtor that knows the luxury market. That Realtor will help them determine if the home is over priced or priced correctly. The buyer will most likely have a buyer agent advocating for them.
It's more than just a pretty brochure in the home
A seller should be aware that it takes more than a nice brochure in a rack on your kitchen table to sell a multimillion dollar property. First the seller needs to get people in the home to get that brochure. In the luxury market that is the hard part. It starts with professional pictures and where to put those pictures so the buyers can see them and get excited about the property. This is done by a combination of many different types of media.
