Purchased in 2/11 for $281K, Mauna Kai #26 is on the market for $789K.

Back on the Market:

After going into escrow, Pali Ke Kua 108, a leasehold unit that has been on the market 3382 days, is once again available still priced at $299K. The seller paid $469K in 4/02.

Contingent:

Kaiulani 46 is in escrow while listed for $1.319M. The prior purchase was for $1.655M from the developer in 3/07.

Leasehold Pali Ke Kua 210 found a buyer for the second time while priced at $325K. It sold in 9/08 for $585K. Pali Ke Kua 13 is in escrow for the third time while priced at$575K. The last sale was in 3/13 for $425K.

Sales:

Puamana 8D was priced at $464,500 and sold for $454K. The condo sold in 3/15 for $325K. Villas of Kamalii 9 sold for $750K while listed for $776K. The sellers paid $890K for this unit in 6/08.

Under Contract:

Puamana 21D went under contract in 9 days while listed for $510K. The sellers bought this condo in 10/17 for $408K.

Price Changes:

Puu Poa 404 is now $1.495M, down from $1.595M. This one owner condo was purchased in 7/80 for $327,500. Now on to your Princeville Kauai single family home update:

4138 Kekuanaoa came on the market priced at $950K showing as sold. Land for this home was purchased for $70K in 4/88. The home was built in 91. You’ll also see his home under sold.

Contingent:

3788 Mapuna Place is in escrow after 7 days priced at $839K. It sold before for $608K in 3/13.

Sales:

As noted above, 4138 Kekuanaoa came on the market showing as sold for $950K. 3836 Kaweonui closed at $955K, slightly down from the list price of $989K. The prior sale was in 8/12 for $630K.

Withdrawn:

4050 Kaahumanu Place, priced at $1.158M, was withdrawn after 251 days. The sellers paid $298K in 1/04 for land for this home.

Price Changes:

4011Aloalii had a price increase to $2.950M from $2.6M. Land for the home sold in 1/17 for $445K.

That’s it for this week. While there still may be a few properties waiting to report as sold, sales this March easily surpassed March of 2017, with 121 reported sales compared to 105. For April, the number to beat is 91. If March activity continues into April, that number will be easily increased.
