Here is a summary of the Cardiff real estate market for March 2018 based on information provided by the MLS (private sales are not included; the data are believed to be accurate as of this writing but are not guaranteed).
TOTAL HOMES SOLD
5 (down 50%) Ave. 15 Days on Market, Ave. Sales Price $1,788,825 (up 63%); Ave. sale 95% of asking price
Detached Homes Sold
4 (down 20%); Ave. 15 Days on Market, Ave. Sales Price $1,923,531 (up 43%); Ave. sale 95% of asking price
Attached (condos, town homes) Homes Sold
1 (down 80%); Ave. 12 Days on Market, Ave. Sales Price $847,400 (up 48%). Sale was 98% of asking price
The overall volume of sales in Cardiff shifted down fairly significantly from last month. 20% of the transactions in March were for cash, compared to 40% last month. All homes sold for below the asking price. Average prices increased for detached homes, in large part due to the sale of 2 homes for more than $2 million.
At the end of March 2018 there were no homes in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders), the same as the last 2 months.

As of the end of March 2018 there were 19 Cardiff homes for sale,1 fewer than last month. This represents an inventory of 2.3 months for attached homes (up from 1.5 months last month), and 2.4 months for detached homes (down from 3 months last month) based on the rate of sales over the last 3 months. The Cardiff market remains very competitive for buyers, and is a very strong seller’s market for buyers of attached and detached homes.
11 Cardiff homes came on the market in March, compared to 14 last month. 11 homes went pending in March (not counting those that sold) compared to 5 in February.
