7 Ways to Make Sure Your Home Sells Quickly

When it comes to selling your home, there are many important steps to take to make sure it will sell for top dollar and in a short period of time. We’ve rounded up our top seven tips to help you out.

1. Get your home professionally cleaned. It’s worth paying for someone to clean carpets or buff wooden floors. These tasks are hard to do on your own. Professional window washing is also a good idea, especially if you have a two story house. A cleaning service for the entire house is a good investment if you can afford it.

2. Make all necessary repairs. Lots of small problems can turn a buyer off, so repair drawer pulls and door knobs. Replace broken tiles. Make sure light fixtures have new bulbs. Large repairs should be completed, too. Most buyers will walk if they discover serious issues with the roof or plumbing or other major system.

3. Stage your house. Real estate that is decorated to show off its best characteristics will attract buyers. Declutter every room and storage area so your home appears larger. If you’ve already moved out, hire a company to arrange furniture so buyers will be able to get a sense of how to use the space.

4. Create a great listing. Once your home is in top shape, hire a photographer to take pictures. Your real estate agent should write an enticing listing, with lots of information about improvements to the house and desirable features. Most home searches begin online, so make sure your house stands out.

5. Be willing to be flexible. Selling a house is an emotional event. However, it’s important for you to detach from the house and see it objectively. Prepare to negotiate on the price and at least consider whether you can do some repairs to satisfy a buyer.

6. Price the house correctly. It’s easy to overvalue your own home. That’s because you know how much work you’ve put into it. It probably holds valuable memories. However, you need to let market conditions dictate the price. Compare your home with similar homes in the area. Be sure to consult with your real estate agent and listen to their expertise.

7. Hire an experienced real estate agent. You want someone to help you through the home selling process. There are lots of legal issues to navigate. You’ll also need someone to advise you during negotiations. Someone who’s worked in the area for several years will know what’s typical for the local market. With a good agent, you won’t make too many concessions or hold out when you ought to compromise.
