New Homes for Sale at The Preserve in Carlsbad

Construction continues at the new planned community of The Preserve in northeast Carlsbad - Carlsbad home buyers have a fair number of options of new and resale homes for sale in Carlsbad, but homes are selling quickly.
The first set of homes to be released at The Preserve back in 2017, Agave, is getting close to being sold out.
Homes are now available in 2 new releases, Acacia and Blue Sage, with first move-in dates in late June/early July. The single family detached homes at Cypress will be released soon.
ACACIA
- 48 2-story paired homes (twin homes)
- 2 floor plans of 1,934 SF and 2,011 SF of living space
- 3 bedrooms plus loft or an optional 4th bedroom
- 2.5 baths, and 2-car attached garages with private fenced yards.
The smaller floor plan is currently priced at $704,990 and the larger one depending on lot from $709,990 to $711,990. Homes are pre-wired for whole-house automation if buyers wish to install it, and come with a Ring video doorbell.
BLUE SAGE

102 2-story triplex town homes - 3 different floor plans - 1533 SF, 1610 SF and 1843 SF
- 3 bedrooms (the largest floor plan has a loft or an optional 4th bedroom), 2.5 baths, attached 2-car garages and fenced yards
Pricing starts at $588,990, with the largest plan starting at $679,990. Blue Sage homes are also pre-wired for full-house automation (buyers to install) and have a Ring video doorbell.
THE PRESERVE AMENITIES
The Preserve will have a residents’ recreation complex including a fitness center, pool, spa, BBQs, and seating areas. Residents will also enjoy abundant open space (over half of the total 156 acres of The Preserve), walking paths, and playgrounds. Children will attend the Carlsbad Unified Schools.
Acacia HOA fees are reported to range from $363 to $488 while The Preserve is being built but expected to be $363 at build-out. HOA fees at Blue Sage will vary from $393 to $493 and around $413 at build-out. Property taxes and Mello Roos will be approximately 1.3%.
