With its unusually colder weather, March 2018, also had a cooling effect on single family home sales in Aurora, IL compared to March, 2017. There were only 112 closed sales in March, 2018 vs the 146 sales in March 2017.
Whether it was the higher prices, lower inventory, higher interest rates or just cold weather the next few months will hopefully give us better answers!
YTD inventory levels are also down from 2017's 318 closed transactions to only 267 sold single family homes!
Current available inventory is 218 total available homes. Of the 218, we have 45 brand new listings which is great news for buyers searching for their next home. Five listings were reactivated, and 11 have price changes. There were only 6 homes under $100K!
Currently there are 255 homes under contract! More homes under contract than available inventory. Seller's will love to hear this! There are 36 homes ready to close and in Pending status!
The market continues to be heated up despite the cold weather with lower inventory levels than we have seen in years and slowly increasing prices!
