Are the appliances included with this new home?  Yes of course, you think...

It's common practice here in Hawaii that all the appliances are included with a home sale.  Fridge, stove, washer and dryer - it's a given.  But what about that water heater? 

In the Hawaii purchase contract there is a paragraph E-2 for inclusions, where you can check off the boxes for things like: refrigerator; range; microwave; washer; dryer; SOLAR WATER SYSTEM.  But, there's NO other mention of a water heater.  Some homes come with the usual electric water heater, some have solar water heaters, and some have on-demand propane water heaters.  Why has this appliance been omitted?  What does your state contract cover?

WARNING - Strong Rent!

Apparently, in Ontario Canada there's a company who thinks it's OK to make a little extra money by leasing water heaters to unsuspecting buyers.  Some developers are offering brand new homes and including a water heater that is leased, with lease payments for 14 years or more.  It wouldn't be so bad if the rates were in line with a normal purchase price, but they aren't.  And then there's the service agreement...

Enercare will gladly lease you a water heater but contract out for the repairs when needed.  This sounds like a real nightmare for homeowners.  Buyer beware.  Another reason to know what you're getting into when you deal directly with a home developer, and use their purchase contract.

I know I'll pay more attention to water heaters in any future transactions if this is going to become a trend.

Interesting info on water heaters in Maui!  Thanks for sharing. I never heard of leasing a water heater.

How fascinating here the water heater is part of the house... just as the stove... the rest of the appliances are negotiable... and let's be real in a fast market with no inventory no one wants some old appliances to be the deal breaker, just sayin, Endre

Leasing a water heater is news to me, Georgie! But the issue of what appliances convey or not is a common one and one cannot make assumptions.

Georgie, never had a water heater excluded from a sale, but sometimes the Refrigerator, Washer or Dryer.
