Seller Showing Prep Tips to Reduce Risk

Make Your Home Safe for Home Buyers to See

When selling put all valuables and harmful items awayWhen selling a Clarksville TN home, it is important to prepare for showings and think a little deeper than just a pretty presentation. Though staging can handle much of the preparation, there are things to do to insure your safety and reduce the risk of any injury by potential buyers.

  • When Selling Put All Valuables Securely Away- It isn't good enough to tuck into a drawer. Lock them away or take to a safety deposit box.
  • Medicine and Prescriptions Should Be Not Be Left in the Home During Showings- Not only might a child get into these and harm themselves, some buyers yield to the temptation of hijacking prescription drugs to resell or take themselves. It is easy to slip a few pills into a pocket.
  • Guns, Ammo, Knives and Fireworks- Enough saidabout these. You know these have to be locked away.
  • Remove Names of Children from Walls, Photos and Identifying Plaques and Mail. For one thing, nobody needs to see these in the marketing photos and the buyers don't need to know that much about you or your family.
  • Harmful Chemicals, Strong Cleaning Products or Any Other Dangerous Products Should Be Put Away and Be Off Limits. Remember that not all buyers monitor their children and you don't want them ingesting or getting into any of these that may harm them.
  • Remove Loose Rugs or Tripping Hazards. It is easy to catch a heel or stumble and you do not need a lawsuit for injury.
  • Clear the Pathway. Not only up the walkway but inside the house and garage, too.
  • Rare and Valuable Decor Items Should Be Wrapped and Stored to Protect Them. These may be irreplaceable and you sure don't want to see something important to you get broken or damaged.

Why not take a little more prep time and stay on the safe side?

There have been reported cases across the country of prescriptions disappearing after a showing. Though it hasn't happened to me, it could.

Hi Debbie

These are great tips for sellers on things that should be addressed before you go live on the market. I am amazed at some of the things I see being left out that could so easily compromise someone's identity. This would make a great checkist to share with sellers, if it's not already used that way.

The valuables!  I have seen everything on your list.  And the toxic chemicals.  I sold a lakefront house, the garage was filled with boat fuel, boat oil, other flammables.

All of these will work in my experience if you really put a good effort into them, really with no real exceptions here.

I've previewed two properties within the last two weeks where jewelry was displayed in plain view. It's simply too tempting to leave these items out, whether they are cosmetic or the real deal. I am also in the habit of advising sellers to put their prescription drugs out of sight. Thank you for preparing this checklist for sellers to safeguard their home.

Hi Debbie- it cannot be repeated too many times...sellers need to remember that they don't know the people who will be coming into their home. It is so much better to remove all of these things that you mentioned.

Thanks, Debbie Reynolds. While it does seem like common sense, so many sellers can definitely use a reminder as they are a lot more comfortable with some of these things than their potential buyers will be.

Great tips list, Debbie!  Thanks for sharing it!   I manage rental property also and use a list very similar to yours to remind our current tenants to securely store these items prior to our bringing prospective renters in to view the home.   You can never be too careful in this day and age!

Debbie, these are great points for sellers to follow.

We had a situation in our area at an Open House. Some folks came in and looked through the home and left.

When the sellers returned they noticed some valuable artwork was missing.

The thieves had not walked out with them, that had opened a window and set them outside the home. Then carried them away.

Removing valuables is so important.

Great tips.

Great tips! Sometimes in all the hustle and bustle buyers forget to put up their valuables and then wonder why they can't find their antique or heirloom something or other. Thank you for sharing!
