That is actually a little tougher than it sounds.  Sometimes sellers act like they are ready then months pass even as we follow up they hesitate. There are always many hidden factors that they do not mention up front.  We need a crystal ball sometimes.

The circumstances you described all cause sellers to start thinking about a home sale, many find it overwhelming--esp if they have small children.  It's all a cycle and now it a good time to sell--at least in the areas I work.
