The longer I am in real estate, the more I realize that just like politics..real estate is local. While many of the areas of Florida are experiencing a desperate market, Sanibel Island is starting the see a renewed interest in real estate investment.
An exclusive barrier island with over 55% of the land in conservation, the building limitations have helped to protect us from over zealous builders and developers. We have seen a slower market and yes, Buyers have been more hesitant to purchase in the last two years. On the other hand, Sellers who understand the value of good negotiation and correct market pricing are reaping the benefits.
I see the greatest sales activity within the single family home market as opposed to the condominium market. Our "season" is technically over but activity on the internet and with viewings are still strong.
