It was a somewhat slow week overall, with more new listings than escrows and only 2 closings. There weren’t even any price changes-just a minor price correction as a unit came on the market. Perhaps all the rain had something to do with it or maybe it was everyone was preoccupied getting their taxes completed. Here is your update:

Cliffs 3303 returns to the market priced at $489K. The top floor unit sold for $176,600 in 2/81 as a leasehold, converting to fee simple in 2/97 for $38K. It has been listed several times before ranging in price from $545K to $469K.

Nihilani 30B was purchased in 7/12 for $312K in a short sale and is now listed for $659K.

Nihilani 23C is available for $820K since selling for $604K in 1/16. This unit was listed previously from 1/17 to 8/17 for $768,500 and from 8/17 to 1/18 for $764K.

Pali Ke Kua 246 is listed for $905K. The seller’s purchased this unit in 4/17 for $750K. You’ll also see it under price changes as the price was corrected from $925K to $905K as it came on the market. Purchased in 6/92 for $375K, Puu Poa 111 is listed for $1.475M.

Sales:

Hale Moi 220 was listed for $642K and sold for $642,600. This unit sold previously in 3/08 for $500K.

Price Changes:

4133 Rooke Place, priced at $1.250M, found a buyer after 496 market days. The prior sale was for $323K in 6/03 for land.

Sales:

3959 Kalakaua sold for $760K while on the market for $760K. The sellers bought this home in 3/17 for $675K.
