Low inventory suggests that homes are not sitting on the market for very long . That is the market we are in.  Low inventory continues in Boca Raton with some houses getting multiple offers coming in.   You can still get a good deal but you need a good Buyer's Agent working for you - for FREE.


I wouldn't expect home prices to run up quite as fast as they did back in 2006 as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse.  But, low inventory and rising mortgage rates, which seem to be coming, is one indicator that prices will continue to rise.  This is the market we are in.


We saw home prices dip this month while condos, villas and townhouses remained pretty much the same this month in Boca Raton FL  on both single family homes as well as condos, villas and townhouses.   




Boca Raton Real Estate Market Summary

In  March 2018,  the average list price for single family homes in Boca Raton FL was $ 736, 296.  The list price per square foot for single family homes in Boca Raton was $ 247.  The average list price decreased from last month as well as the average list price per square foot.


In March 2018, the average sold price for single family homes in Boca Raton was $ 685,037 with an average price per square foot of $ 233.  Average sold price decreased this monthis along with average sold price per square foot from last month.  Average days on market was 103.


In March 2018, the average list price for condos, villas and townhouses in Boca Raton FL was $ 307,857.  The list price per square foot for condos, villas and townhouses in Boca Raton was $ 201.  Average list price as well as price per square foot stayed pretty much the same  this month as last.


In March 2018, the average sold price for condos, villas and townhouses in Boca Raton was $ 290,246, pretty much the same as last month.  Average price per square foot was $ 190, up slightly from last month.  Average days on market was 79.  


We saw prices dip on single family homes in March 2018 and hold steady on condos, villas and townhouses..  Prices per square foot were remained pretty much the same and rose a few dollars on condos, villas and townhouses.  Days on market rose on houses and fell slightly on condos, villas and townhouses.

Elyse what a detailed Market Report and a great analysis, in my market we have long surpassed the high points of the last time in and around 2006/2007, the difference here is is being achieved by real cash or real loans... I had two loans that did not materialize because the buyers lost their job a week before the closing...Endre
