Briargate Colorado Springs is located in the northern part of El Paso County, Colorado and Just east of the United States Air Force Academy. The Briargate Neighborhood has seen a lot of new growth to the east from the Cordera Community This area looks to continue its growth and development for several years.

New commercial development in the Powers Corridor and Popular Academy District #20 Schools seem to be driving this popularity.

The following chart shows a 39.25% increase over the last 8 years. This increase is very healthy but if you look at the past 4 years since 2014 Briargate Colorado Springs has seen a 28% increase that's fairly significant for an area that generally sees conservative growth year-over-year.

Active Listings by Quarter

Let's take a look at the Active listings in the Briargate area over the last 5 years. 2014 and 2015 saw a large number of homes hit the market. in 2016 we had sold through most of that inventory and since that point, we have stayed very consistent in terms of active listings at least in the first quarter of the year. This is important because when you combine it with the number of sales it affects the absorption rate.

The concern for home buyers in the Briargate Colorado area is that since 2014 we have seen a 40% decrease in the number of active listings in the first quarter of the year. This combined with an escalating median sales price is bad news for homebuyers but good news for home sellers.

When we look at the number of home sales and Briar Gate for the first quarter of 2013 through 2018 we can see an inverse proportion of the number of active listings versus the number of sold listings. This limited amount of inventory to sell makes it difficult for homebuyers to find exactly what they're looking for. New construction is a good alternative if you can afford it the price of new construction at least in Briargate is significantly higher than the cost of a resale home.
