Spring time in a New Construction Community is always full of energy, excitement and yes...buyers! The sound of hammers pounding on nails, saws drilling and bobcats hauling dirt and lumber - is the background music to activity in the sales office.
Today we are sharing tips from the inside of a new construction community from grand opening through closing.
Grand Opening and Phase One Sales are synonymous for those in the know.
Tip #1 -Buyers actively pursue phase one homes in the hopes of taking advantage of early pricing and early closings. Many communities are offering pre-sales release pricing prior to the Grand Opening events for wiley buyers. Some features may change as feedback from early buyers is offered and weighed.
Tip #2 - As the days heat up the refrigerator is usually stocked with water and snacks for thirsty guests but please do not the sales staff lunches. :)
Tip #3 -New Construction homes are "personalized homes built on a time schedule" therefore options are selected based on pre-determined cut-off dates. Traditionally stages for selections are as follows:
- Framing options, room changes (if offered)
- Counters & backsplashes
- Interior paint
Throughout the option selection/upgrade process homebuyers and the lenders are busy working on the loan submission and approval. Appraisals are ordered and inspections completed. The city issues a Certificate of Occupancy and the process is moving to the closing.
Tip #4 - Approximately a week prior to closing a Homebuyers Orientation is scheduled. This walk through appointment allows the homeowner to view the completed home, discuss maintenance and warranties with customer service and note any corrections which may be needed.
Tip #5 - Your sales team is waiting anxiously for a that special call which notifies us that the title to the home has been recorded in the new buyers name. We have received confirmation and the keys are presented to a Happy Homebuyer!
