Let me introduce myself, my name is Mary Zullo I have been a Realtor over 20 years investing in everything from land, to units , commercial and now vacation rentals.
Vacation rentals are amazing!! You can trade them with people all around the world, just like a time share but better!! You meet all kinds of people and they are usually happy because they are on vacation and will pay a good price if your home appeals to them.
Now what to look for in a vacation home
1.) Location, Location, Location!! Is it a place you would only visit in the summer or year round ? Year round has better return on your investment. Why not Temecula Ca, it has Wine Country, Weddings year round, and only 50 minutes to beaches, Disneyland and Sea World! Another area might include Lincoln City Oregon , lots of beaches and things to do. If you can find a home close to Yosemite National Park or Zion National Park these are great year round vacation rentals.
2.) How many will it sleep? The more you can sleep the more attractive it will be, unless its a small hide away and unique like a Yurt or Caboose! Airbnb and Home-Away are great websites to get ideas of what things are renting for and what areas produce the most income. Will you want to allow pets? People love their pets and are willing to pay more to bring along.
3.) What is it that you love about the home you are going to by for the vacation rental? The View? the fact it has a guest house ? or maybe its walking distance to shops and restaurant's and its a one story.
4.)Do you hire a property manager to manage it yourself? Its been my advice to manage it on your own, most people wont take care of it like you will. Its very easy to get recommendation's of Housekeepers, Handyman and other area professionals. You can then list your vacation home on sites like airbnb which is free to list on and Home Away they charge $500.00 a listing per year.
5.) Professional pictures are a must when renting a vacation rental, pictures of the surrounding area is also very beneficial, make your first picture of the beach or views, this will help others get the feel of the area before they step into your home!
6.) Condos are a great way to invest and not have to worry about maintenance, and they sometimes have great amenities like pools, spas, tennis and golf ect.
