The Springboro Ohio real estate market bounced back in a big way from February, more than doubling home sales. Inventory is still tight, but Springboro is a bit more balanced than some other local communities. Stand by for the annual Spring pickup in business as the weather warms up!

This report covers the Springboro Community School district single family homes (so portions of surrounding townships will be included e.g. Clearcreek & Turtlecreek). This report will only cover single family homes and not include condominium data. Data is derived from the Dayton MLS only, so homes sold without Dayton MLS entry will NOT be included in this review.

The Springboro area is popular, especially with residents seeking to commute into Dayton (easy access with I75 and SR741), and even works well for those not minding a bit longer commute south to the Cincinnati area. Springboro is a good choice for couples where one works in Dayton and the other in Cincinnati.

Springboro Community Schools are among the state's best public schools per the Ohio Department of Education ratings. Additionally Springboro was selected #42 in U.S. in 2011 by Money magazine for Best Small Cities To Live and probably would have made the 2013 & 2015 lists, but Money magazine changed the rules to only one town per county and Mason got the nod.

Keep in mind that some homes may only be listed in the Cincinnati MLS and will not be included in this report. We STRONGLY recommend any Springboro resident selling their home hire a REALTOR(R) with access to BOTH Cincinnati and Dayton MLS.

Homes Sold: 49 (1 Bank/Government Owned, 0 Short Sale, 1 New Construction) UP 29

Average Price: $331,407 UP $3k

Median Price: $289,000 UP $15k

Days on Market Average: 87 UP 13 (Median DOM 63)

Homes Active 4/12/2018: 76 UP 2

Homes Pending 4/12/2018: 43 DOWN 4

Homes Active/Pending 4/12/2018: 49 more that have a contingency in place (e.g. a home to sell, inspections still to be performed, etc.)

Average Sales/List %: 97.3 DOWN .6%

Most Expensive Home Sold: $851,000

Least Expensive Home Sold: $92,400

So what does this all mean? There are some key takeaways:

Overall a VERY solid month for Springboro. Completed sales more than doubled, and while not the highest March total since 2010, 49 sales is a better than typical number.
Another 43 homes under contract and another 49 under contract with a contingency points to a good April for completed sales.
Springboro still needs more homes on the market to meet buyer demand. although time to sell is fairly balanced.
Prices are stable or increasing, so another good sign. 20 homes sold over $300,000, 14 of those were over $400k and 4 in the luxury category of $500,000 or more. Sold homes included only one below $100k.
New construction accounts for 16 of the 76 homes not under contract. That's a lower portion than many other Warren County communities.
Distressed properties are still rare, accounting for one of the 49 sold and none of the 76 for sale.
Don't expect huge discounts from asking price. 97.3% sold to list price for March demonstrates a slight willingness to negotiate.

Bottom line: Springboro CONTINUES to be one of your best choices for buying a home in the Cincinnati/Dayton corridor but act fast for the best of the best homes.

New construction is also available in some communities.
