How to find off market properties in a Hot Real Estate Market!
1.) Interview a full time Realtor and stick with that Realtor! Don't just get a Realtor that will search on the local MLS, every Realtor in town searches the local MLS, so you will be competing with all these buyers. Would you like to be the only buyer looking at the home? Me too! By the way Sellers lose money by selling FSBO and not listing on the local MLS not to mention the law suits they leave themselves open for, and why? To save money! Buyers why would you not want to be represented for FREE? Sellers pay Realtor Commissions.
2.)Look for all Market properties on sites like Zillow and FSBO sites as well as Community pages and Craig's List. Some will be listed as FSBO, others Coming Soon.
3.)Door knock and speak to neighbors in your targeted area, neighbors love to talk Real Estate! Neigbors can be a great source of coming soon homes.
4.) Send Post Cards to all Owners in your Targeted area.
5.) Search NOT only the local MLS but the neighboring cities MLS. Sometimes out of area agents will list homes and list them in other MLS systems, if your agent is not looking at both, you wont find them!
6.) Call all expired listings in your targeted area, sometimes these Sellers will sell.
7.) Call all Landlords that may have a rental in the area that they may consider selling.
8.) Call all pending homes ( homes that are currently in escrow) Why? Because homes in escrow fall out of escrow all the time for lots of different reasons.
9.) Run targeted Face Book Ads!
10.)Network with other Realtors in the area to see if they have a new listing coming on the market! Many love to share their new listings!
