Monroe NY Real Estate Inventory - April 8-14, 2018

During the second full week of April 2018, seven new single family homes came on the market in Monroe NY. At the same time, total inventory increased from 85 to 89 available homes. Even with the slight inventory increase, the Monroe NY market remains a sellers market for now. This is still an excellent time to sell!

 

The new listings that were added to Monroe real estate inventory were:

 

411 Harriman Heights Road, MLS #4815563, listed at $154,900. This three bedroom, two bath ranch has ~1,850 square feet of living space and nearly a half acre of property. The home has hardwood flooring, a stone fireplace, two car garage, driveway, unfinished basement and in-ground pool. This is a foreclosure property that needs some work.

 

89 Hawxhurst Road, MLS #4815562, listed at $265,000. The second home this week is a three bedroom, one bath ranch style home with ~1,050 square feet of living space. This home is located on a cul-de-sac. It includes an eat-in kitchen, hardwood flooring and a family room on the lower level. There is a one car garage, driveway and more than an acre of flat property.

 

22 Center Hill Road, MLS #4812871, listed at $295,000. A three bedroom, three bath, ~1,900 square foot two story home on a quarter acre is also available. This 1935 home was updated to include hardwood flooring, central air conditioning, cathedral ceilings, ceiling fans and skylight. The kitchen has granite countertops. Baths were updated as well. There is a rear deck with awning, enclosed screened-in porch, storage shed, and driveway.

 

320 Mountain Avenue, MLS #4815615, listed at $339,900. This three bedroom, two and a half bath, bilevel home has 1,800 square feet of living space and is on a third acre of property. This is a newly constructed home and it includes a kitchen with granite counters and stainless steel appliances, hardwood floors, ceramic tiled bathrooms and cathedral ceilings.

 

225 Mill Street, MLS #4814424, listed at $387,000. This colonial home has five bedrooms, two baths, and ~1,500 square feet of space. The home has a 2017 updated kitchen with granite countertops, hardwood floors and stainless steel appliances. The two bathrooms were updated as well. The home has a front porch, usable lawn, one car garage and driveway.

 

9 Makan Road, MLS #4815301, listed at $435,000. A bi-level ranch style home with four bedrooms, three and a half baths and ~2,800 square feet has been added to Monroe inventory. This home has hardwood floors, a kitchen with granite countertops and stainless steel appliances and living room with a gas fireplace and surround sound. The master suite includes tray ceilings, ceiling fan and recessed lighting. The lower level includes a family room with access to the yard. The home has two decks, mountain views, a two car garage and central air conditioning,

 

1 Prestwick Drive, MLS #4815025, listed at $539,000. This four bedroom, two and a half bath colonial is located in the Prestwick Gardens development in the village of Monroe. It has ~3,050 square feet of space on more than a half acre of property. The home has a kitchen with Omega soft-close cabinetry, a marble tile backsplash, pantry and stainless steel appliances. There are french doors, crown molding, hardwood floors and a laundry room. In addition, the home includes a patio, L-shaped in-ground pool, two car garage and driveway.

How big is Monroe NY? It is hard to tell based on the new listings - just curious - have a great week and go sell some houses!

It definitely seems to be a sellers market with only 85-90 homes for sale in Monroe. Wow! If I lived closer, I'd have to take a look at the first home listed, the foreclosure. Although it needs work, it seems to offer a lot of desirable features. Great report, Kat. Happy selling!

Yes when inventory increases many worry will this change the Seller's Market to a buyer's market. In my experience I noticed all it does is brings more buyers off the fence, Endre

Lise - There are about 44K people who live in Monroe, and the census states there are about 10,300 households - I'm not sure if that's correct or not, but FYI. Of that, about 20K people and 6K households are in the area I typically report on.

Pat - It is still possible to get a good deal on a foreclosure in my area. And the area that home is in has some very nice expensive properties.

Grant - That is true!

Endre - Good point. There is definitely a lot of competition.
