Marketing for a builder is completely different than marketing a resale listing. It is imperative that a builder / developer understand this to make sure their agent is doing the best possible job for them.
One main difference was covered in one of my Advanced Marketing Classes at Boise State University where we learned to sell the "sizzle" not the "steak". A resale home is the steak where you can see it, weigh it, check the fat content, see how thick it is, etc. However, in many cases, in new home construction you have to sell the sizzle. Close your eyes, you can smell it and imagine what isn't able to be seen?
Experience is critical for a new home sales professional / Realtor. That isn't just on the job expereince, but additional classes that specialize in New Construction. For example, Jim Paulson took the Certified New Home Sales Professional (CSP) courses from the National Association of Home Builders nearly 20 years ago! Since then, Jim Paulson also received his Certified New Home Specialist.
These courses helped Jim get the knowledge to represent seven separate developers and close brand new homes with over 65 different builders in Boise, Meridian, Eagle, Star, Kuna, Nampa, Caldwell and out on acreage in the country throughout the Treasure Valley. Jim Paulson has taken projects from bare ground, through the subdivision process, sold the lots, and successfully marketed brand new homes. I have resold a number of these homes of these and helped some of the buyers build their next homes as well!
A forward thinking builder will have their Realtor market model homes, not just spec homes. By that, I mean a builder will use each new home as a virtual model home to help sell future homes. Even on pre-sold homes, professional photos should be taken of the finished product to show how well the home came together.
References should include people that thought the home was a mess two weeks before before closing and yet it turned out beautiful (since many buyer's will think that when their home is being built)!
You need to work with an agent that can use today's technology to show them what will be coming based on past experiences, not just an agent that says "don't worry".
Listing agents for brand new homes should have a great relationship with other agents in the community since they bring their buyer's too. I am pleased that my company, Progressive Realty Corporation, is listed as A+ rated by the Better Business Bureau. My peers in the real estate industry even voted me in as the President of the Ada County Association of Realtors for 2010 and I was also blessed to be the Idaho Chapter of Certified Residential Specialists (CRS) of the year for the State of Idaho in 2016!
I also teach other Realtors about technology tools via the National Association of Realtor's ePRO designation. This covers everything from hardware, software, search engine optimization (SEO), mobile technology, using drones and 3D interactive marketing. For example, here is a model home that was in the 2017 Parade of Homes I am still using it to get business and show the quality of work he does.
I am also using my Phantom 4 drone to take videos of the community. For example, here is a video of a 2.5 acre development I am marketing in Eagle, Idaho for roughly $2 million.

Even though this technology is cool, I am working on stretching the limits even further. My next step I am working on is Augmented Realtiy for real estate marketing. Imagine taking your favorite furniture into a home to how it would like like I did with these Star Wars characters on the beach:
Even though I am only licensed as a Realtor in Idaho, I will consider traveling to create these types of marketing materials for a builder/developer in other states. We would just need to book out in advance so we could could get the best airfare possible. Call me for a custom bid.
