When I was a newer agent I worked with a mentor. My mentor was an experienced agent who had sold many homes. He knew how to get listings. But more importantly, he knew how to sell those properties. He had a marketing plan that included pricing, staging, advertising, and promotion. Of course, this was in an era before Facebook, Zillow, etc. Most of our advertising was local. But one thing he insisted on was promoting your listings.
I remember him telling me “Too many agents use the "3P” method."
- Put up a sign
- Put it in the MLS
The way we market homes has changed. It is much easier to reach a wide audience these days. But because of easy access to mass media, it has also become more difficult to differentiate your listings from the others. So once again the challenge becomes promoting your listings.
You could just use the 3 "P" method and it will eventually sell. All properties eventually sell. But if you really want to score points with your clients you need to sell them fast, without any hassle. If we have learned anything in the last few years we have learned that selling quickly without drama is more important to sellers than anything else. Don’t believe me? Just go ask anyone that has sold their home through Offerpad, Opendoor, Cerberus and soon to be Zillow. Today’s sellers are willing to pay more for a fast, convenient, easy sale.
Want to differentiate yourself from the other agents and especially the convenience companies? Show your clients how you will promote their property with a solid marketing plan. Then prove it by getting it sold quickly. Be the answer to your client’s prayers, not the one praying for an answer.
