The Chateau is an elegant pre-war Tudor complex on North Broadway in White Plains, NY. Most pre-war construction in the area were converted from rentals to coops in the 1980s, so for those who really yearn for pr-war architecture but truly want to live in a condo you should put this complex high on your “must –see list.
The complex is located in the heart of the downtown just across the street from the Pace University Law Library. The complex is set back off the road in such a way that it is quite private and quiet. This is one of those areas where you get the best of both worlds. You are just two blocks from City Center, the Ritz Carlton and Trump. All the fine dining and nightlife is just around the corner. Yet the immediate area surrounding the complex is peaceful and almost suburban. Behind the complex are single family residential neighborhoods mixing it up with some multifamily including town houses and coops. For those who have dogs to walk, there is city street and suburban tree-lined neighborhoods – I guess it all depends on your mood. The local dog park “Bark Park” is also near at hand.
The Cost of Living:
Recent sales of 1 BR/1 BA units ranging from 800-850 sq. ft. have averaged $320k. This is actually quite a lot of square footage for the money. Recent sales of 2 BR/1BA units ranging from 1150-1300 sq.ft. have ranged from $410k-447k. The price differences have reflected general condition and size with the $447 unit having a combination of the most upgrades (totally modernized) and highest square footage. Some units have fireplaces and others do not which also alters the price somewhat.
Current taxes on a 1 BR unit are $1900/year not including STAR and monthly maintenance is about $370.00. For a 2 BR the taxes are approximately $2275/year and the monthly maintenance is about $450. Assuming a 20% down payment and a 6% 30 year fixed rate mortgage, STAR deduction and tax benefits, the average outlay for a 1 BR unit would be $1575/month and for a 2 BR $2070/ month.
