I'm Done With Stupid

My boyfriend always says he "hates stupid." Maybe I'm trying to be a little more what? Diplomatic, politically correct, polite? Well whatever, I am done with stupid.

Yup, I'm doing a short sale/foreclosure. This property is pretty close to home because it is my brother's house. He listed it with me early last July and at first everything seemed pretty normal. I filled out the myriad of forms for the banks, gathered my contact numbers and got it on the market. Within 30 days we had an offer.  Bank ordered a "price opinion" and this is where the fun began. The agent came back with an outrageous BPO. Maybe he went to the wrong house? So after trying to come to some agreement, that offer died.

Fast forward through the summer and watch the market continue to decelerate and we hit December. I finally get the bank to agree to lower the price (after making weekly phone calls with an average 30-60 minutes eaten up by the call) and by Christmas I have 10 offers vying for acceptance!

So what's wrong with this picture? It is almost June and I still haven't got an accepted offer! So you ask; who is the "stupid" I'm done with? I've spent considerable time, energy and cash trying to get this one off the books. If it wasn't for the personal connection I would have taken a hike back in August. The bank is overwhelmed with the pace of foreclosures...did I mention they are an internet lender based in California? One customer service rep told me they are processing 5000 foreclosures. How would you like to be one of their shareholders? They have an appraisal now, one that is definitely more in line with reality, yet here I sit still waiting.

The other day I called on my way into Madison, a 40-minute drive to my appointment. I kid you not, I was on hold the entire time. Then when I finally get to talk to a human I get chastised because they "need at least 3 days notice to cancel a sheriff's sale." So I ask, "Why didn't you do that last week when I called?" In response to "Can I speak to someone who can really make a decision?" I get "You should call back every two hours to see if the sheriff's sale got postponed." Okay, I think my position has shifted...I think I DO hate stupid!

Good morning Tiger - Like you I have had issues with short sales, you would think since they are in the bank's best interest they would be more willing to get them worked.

I think banks are costing themselves more money in the long run by delaying or not speeding up the process.

Amazing how these people (lenders) ever get any short sales done...I have most often got the response - call back on Monday!

Think of it this way, your brother has been able to live in this house mortgage/rent free for over a year... he can share his wealth with you for all the extra time you've spent helping him.

Tiger, I am so sorry you are dealing with this but I have never had pleasant dealings with Internet lenders and I am trying to stay away from them.

Simply stated this is why we don't work foreclosure. Band owned maybe foreclosure no way. Family members yes I would but a normal Joe....Seeya and good luck!

These banks really lack focus, if they could get one property off the books at a time the inventory would be going in the right direction but they appear to be their own worst enemy..or just stupid.

Every transaction brings unique challenges, I guess the bad one are to make you appreciate the easy ones.

Tiger is your client still interested on the the property on Park Ave?
