Princeville Kauai Real Estate Update for April 15 to April 21

Aloha from Princeville Kauai,

By now, you’ve probably heard about the devastation on the Island brought on by over 27″ of rain within 24 hours. The torrential rains which began Friday, April 13 and continuing over the weekend, caused major landslides, collapsed roads and created overwhelming flooding on the island of Kauai.

Gov. David Ige and Mayor Bernard Carvalho toured the damage Monday morning by helicopter, surveying the overflowing Hanalei River, swamped neighborhoods and damanage throughout.

Hundreds of people on the North Shore were rescued when dozens of landslides cut them off from the rest of the Island. The Hawaii National Guard sent troops and equipment to assist in rescue efforts. Many residents were stranded without electricity or water.

Flood waters remained several feet deep several days later and more rains exacerbated the problems. It’s a miracle there were no deaths as flood waters changed the landscape, claiming the lives of pets and washing away entire homes. It’s amazing there was any real estate activity at all, but this is what occurred earlier in the week:

Purchased in 3/19 for $245K, Cliffs 2205 is on the market for $475K. Nihilani 3C available for $795K. It last sold in 1/13 for $525K. Also coming on the market is Nihilani 29C with an asking price of $825K. The seller paid $565K in 2/09 for the condo.

Back on the Market:

Kaiulani 46 is back on the market priced at $1.319M after going into escrow on 3/27. The last sale was in 3/07 for $1.655M from the developer.

Contingent:

After 15 days, Cliffs 3301 is in escrow with a list price of $489K. The seller paid $176,600 for a leasehold unit in 2/81, converting to fee simple in 2/97 for $38K. Plantation 711 took 45 days to find a buyer while listed for $625K. The sale before this was in 4/13 for $425K

Sales:

Kaiulani 13 sold for $1.225M while priced at $1.275M. The prior sale was in 1/08 from the developer for $2,069,070.

Price Changes:

5010 Kapiolani Loop close for $805K while priced at $797K. The prior sale was in 2/00 for $352K.

Bank owned 5119 Kapiolani Loop sold at auction for $871,500 while listed for $950K. The last sale was for $300K in 1/00. This home was foreclosed on by the bank in 2/18.

Temporarily Withdrawn:

4620 Emmalani Drive, priced at $1.195M, was withdrawn after only 10 market days. The most recent purchase was for $850K in 9/04. This property was in escrow but apparently fell out as it was withdrawn.

Price Changes:

3683 Kaweonui is priced at $1.295M, down from $1.339M. The sellers bought land for this home in 4/12 for $260K.

It’s going to take quite awhile for Kauai to recover from this natural disaster and help of most any type is appreciated and needed.
