This weeks report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 7.5 percent, new homes are up 1.5 percent and resale condos are up 2.1 percent. The sales volume is down for resale homes 1.6 percent, down 10.9 percent on condos and up 33.5 percent for new homes.
Mission Viejo Zip Code 92691 sales prices are up 6.3 percent and the sales volume is up 4.8 percent.
Mission Viejo Zip Code 92692 sales prices are up 5.8 percent and the sales volume is down 7.5 percent.
Aliso Viejo Zip Code 92656 sales prices are up 13.0 and the sales volume is down 35.2 percent.
Laguna Niguel Zip Code 92677 sales prices up 12.1 percent and the sales volume is down 6.3 percent.
Rancho Santa Margarita Zip Code 92688 sales prices are up 9.9 percent and the sales volume down 21.2 percent.
San Clemente Zip Code 92672 sales prices are up 12.2 percent and the sales volume is up 29.8 percent.
San Clemente Zip Code 92673 sales prices are up 19.2 percent and the sales volume is down 6.5 percent.
The market from week to week is showing anxiety as to where it wants to go. Increasing costs of money (interest rates) and general indecision makes the market difficult to predict.
