Okay so you take these buyers out you are so excited because you have found the condo unit they have been looking for the perfect unit . You were lucky and got a heads up from the listing agent he an agreement but was waiting for us to see it .When I called the buyers to look I told them if they liked it we needed to make an offer and they said they understood and would be ready .
We walked into condo and it was a nicer then I expected for the listed price Freshly painted in a neutral color and plush carpets it had everything they were looking for and more . We walked into the kitchen and it was beautiful and updated but the wife immediately turned her nose up . Small kitchen yuk horrible hate it . We are in a condo it was a great size for a condo and remodeled and very very nice and bright .The bathrooms were all updated this unit was a nine on scale from 1-10. It was also right near the parking lot which was a requirement for them .
The husband said he loved the condo we have a deal . Great I said let's put the offer in . I explained to them before we saw this property if they liked it we needed to put in an offer as it would not last. It was a first floor unit and was in high demand . They told me they had other plans maybe in a few days . I explained I could send it docusign later in the day . The wife said she sold Real Estate many years ago and knows how it works agents always say there is a rush .
I could feel the anxiety rushing through my body . They walked out of the house saying we are busy not even a goodbye . Telling me taxes go up ten percent a year . They were not even making sense where I could address and help with their objections . They also said they were not in a hurry they had a place to live . This is not the first time these buyers have done this to me . I have come to the conclusion that they are lookers and not buyers . The agent called me today he has multiple offers all over full price .
I have come to the conclusion that they like to tell their friends yes I am out with my Realtor looking at houses . When I am done we can meet with you . Last time I wrote an agreement they text me very early the next morning to cancel the agreement .
I am upset with myself that I allowed myself to let them waste my time again .

How many times does it take until a person buys there is not a magic number but I do believe you get a feeling when it is the right place for you . I also believe agents get a feeling when buyers are making excuses on why they are not going to buy . These buyers were on the phone making plans before we even went into the unit. They were aware we needed to make a decision if they liked it . They had no intention of making a move on this unit before they even saw the unit .
The husband was arguing with me in the kitchen we will make an offer in a few days we have a deal . He knew there was an offer on it and we had to decide I had carefully explained this . The whole situation was so frustrating and it is always the same thing every-time . It is a hot market if you like the house you must be ready willing and able to make an offer
One thing my broker taught me is that sometimes when someone gives you negative feelings and causes you anxiety it is time to say good-bye . Our peace of mind is just not worth it . Believe me I am very patient person. I am not a pushy salesperson .I have been working with them for over a year
I want someone to get that feeling this is the house for me I love it
Do you have Lookers that should be buyers that you have been showing houses to ?
I have spoken to other agents it seems other agents have lookers they become attached to .
Some agents have been showing them houses for as long as three years .
