Great tips for all sellers, Jeff. I would also like to add that the sellers should review the agent's marketing materials for accuracy and completeness.

Jeff, your post should be featured and is one all sellers would benefit from reading. You said it, selling a home is tough and requires flexibility in many areas.

Jeff,
This is such an important topic (which should become part of every listing agreement!) yet sometimes ignored by the sellers.
Restricting showings can only hurt the sale of the house. Some sellers/listing agents require accompanied showing which can also be a major hindrance.
Thanks for the blog.

Great advice as this is so important when presenting your home to the outside world. I always tell my clients prepare as if you are trying to impress that special guest that is coming over for dinner. It still surprises me to this day how many sellers do not stage their home properly prior to listing. Calling on a professional, reputable home staging expert is key. Too many sellers think by decluttering and setting their table their home is now market ready!!

Awesome advice here! I'm really surprised this post isn't featured!
As for living in a "show ready" home....it's inconvenient but well worth the effort to make the whole process end sooner!

Hi Endre Barath, Jr.
Thanks for the kind words. I use a checklist, too, to remind sellers in advance of what they need to be prepared for. Most are pretty good about it!

Hi Gabe Sanders - that's an excellent point. I send my seller clients links to the sites where they can look at the advertising, as well as the MLS listing, as soon as we go live.

Hi Amanda S. Davidson
There is a lot for sellers to know, and do, and I think sometimes people are surprised at the amount of work, especially if they have not sold a home before or it's been a while.

You are so right. Homes really do have to look their best, especially when there is competition. And buyers WILL pay attention and make assumptions from how a home looks!

Hi Sharon Tara
Thanks for the kind words. I suspect most people do not live in a show-ready home, and there is no question that keeping a home looking that way can be a challenge, unless you are a total neat-nik! And those first few days when you go live in our busy market can be a real challenge as well!
