Real Estate Videos, Why They Work So Well.

Real estate videos, the most powerful weapon in the entire property listing marketing tool box.

In low cost but far away from population center rural markets especially, videos avoid costly delay. Getting folks inside, all around the outside of the property listing. And videos of the community do the fastest, most efficient way of rolling out the red carpet treatment. Providing a quick and easy local area transfer of the local community flavor, for all the events, to create a picture of just what it would be like living in this location on planet Earth. you tube video logo

But sadly here are the excuses for not using real estate video. Sometimes the missing video component to the marketing is because aging real estate agents and brokers just don't want to change or add new better ways to save buyers precious time.

But once you get your real estate video platform channel play lists underway and heavily stocked with listings beyond just your most expensive ones, there will be no need to scold or arm twist.

The return on the investment of time and a little money for video, audio equipment and editing software you will find is oh oh so worth the ROI. Sellers and buyers want real estate videos. Property listings deserve to have the show and tell option to toggle, sit back and just watch and listen as here we go. One after another of your properties are easily toured no matter what the weather, the time of day or night or if it is a holiday or not. Your out of state buyer can be out on the west coast wandering through your local properties while you the agent or broker is snoozing with your head in the bed.

The real estate video channel is busy round the clock but especially when you study the logs for later at night use.

Night time is the right time. It's when real  buyers are anxious to sort through and filter out the type of property they are search for using easy peasy videos. The later at night is in part due to different time zones for the viewer and because the kids are finally in bed and there is about 20 minutes to a half hour to see what's new. Or to double back and retour the ones that made the cut from the night before. It is a show time ritural for the online in their PJ's real estate buyer.

Maybe the videos are a nice way to end the day to begin dreaming about that new house, the property investment the buyer hopes to make their own someday.

And the buyer wannabees decide to make good use of the time before shutting the night stand light out, prior to the big hug, the end of the day  kiss goodnight and waiting for the Ambien to kick in.

I find city real estate buyers are stressed out.

It's like lack of space does the same to a person as not enough oxygen. Elbow room and personal space are in abundance in rural Maine. The city buyers especially are anxiously looking for rural low cost Maine property listings. They want to find property aerial real estate video photofor cheap vacation use first but eventually to make the shift to a full time application in the new low crime, no traffic location where people are just friendlier.

They are on the hunt for property to buy now at rock bottom prices compared to where they now live.

And for a future part time retirement address when they enter the Golden Years and are new at being old. Crime is high in the city but is missing in small rural areas of Maine.

Owning property in Maine gives the urban buyer a safe secure feeling because if the pressure of city living gets too rugged, they know exactly where they are going to bail out when they pull the rip cord. Andhastily follow those big blue evacuation dot signs that mark the way on how to leave urban areas in a hurry to high tail it to Maine, the way life should be. Introduce these outside buyers to the locals as the cub reporter with the insider home town advantage.

Video for real estate, keep it simple, make it predicatable on the intro, extro and keep them coming.

Great information!  I like how you do your videos.  I think I'm one of those "aging" realtors ... I do a video of each property but I believe I need to improve on how I am presenting.  Thank you for the sound advise!

Talk to retiring, relocating buyers in your videos that like your blog posts single them out of the audience and make it one on one. Video makes it they know you before they get here and when you use video you will hear it a lot. "I have watched, listened to your videos and feel like I know you". I especially enjoyed your comments about late night viewing--I can relate!  When the day is done, everyone else in bed and house is quiet--that is my time to lazily surf the web for whatever I'm interested in...however it's usually not real estate, I have enough of that all day.  Still, that's when buyers have time to surf.

Don't make anyone have to wait until your office opens up to get the information that should be on the well stocked shelves of your easy to navigate website. Time waits for no one Mary Hutchison, SRES, ABR ! Thanks for stopping by! We work when others don't... and videos are doing mulitple open houses on demand, not one at a time like you and I physically have to do. Clone yourself with video when the house looks its best, when you are awake, not sleeping!

In general as well, as people simply do not like to read anything more than a few bullet points. Some advice I recently received from an industry expert was "don't give them everything", meaning provide enough information to pique interest, but don't answer every question the viewer might have. If you do, there is no real need for them to talk to you! Something to think about...

Don't agree with the teasing them which is like only taking a buyer online serious when they darken your agency door. Give them everything right now.... All You Can Eat style. Buffet, hot and ready come and get it. 95% of our sales are our listings, our buyers so I will hear from them if they like what they see online with the video open house. When a buyer is not qualified to buy an agent or broker is not so cranked up on driving them all over creation. With video, you get them inside right now, ten, 100 at at a time. When I talk to them they have already seen the place a bunch of times with video and we move on to hear about do they need help with financing, are they bying a new home before selling an old house, etc.


Video gets the show on the road without delay. The buyer can look at 15 houses with video... in real life not going to happen as easy and everyone gets confused. Videos are there when the buyer is ready... not having to wait for the agent or broker to clear his or her schedule. Right now ASAP works with video that is fast and easy.

Videos are not new and blogs are helpful for information gathering! Many situations make a video the only way to tap into on a device available. When you catch an open house or two on the run with on demand video.
