When you’re buying a home, you’ll want a home inspection. The home inspection takes place after the seller accepts your offer and before you sign the final closing paperwork – but what does an inspector look for, and where do you find one?
What Does a Home Inspector Look For?
A home inspector will look at several aspects of the home to determine whether there are issues you should know about – and that the seller hasn’t told you – before you sign the dotted line. Some of the things inspectors look for include:
- Structural issues. He or she will examine walls, ceilings, floors, the roof and the foundation.
- Exterior issues. Your inspector will look at wall coverings, landscaping, grading and elevation, drainage, the driveway, sidewalk, fences and everything else outdoors.
- Plumbing. He or she will check out the pipe materials and their condition, as well as toilets, sinks, showers, faucets and traps.
- Home systems. The inspector you hire will examine the water heater, HVAC system (including ducts), the chimney and the fireplace (but in many cases, the inspector will recommend a separate chimney inspection if he or she suspects there’s a problem).
- Electrical systems. Your inspector will check out the wiring, grounding, ceiling fans and light fixtures, the electrical panel and circuit breakers.
- Appliances. He or she will examine the dishwasher, oven and stove, the built-in microwave and the garbage disposal.
