Are your buyers looking for the same thing, do you find yourself with the same price range buyers, the same personality, the same neighborhoods. Let me know.

Over the last several years, most of my clients have been transitioning to retirement.  Their kids are grown.  They seem to gravitate to single story homes with open floor plans to accomodate entertaining family when they return home.

Yolanda depending what age group and price point will determine the type of home. I agree with you there could be some generalizations made on age and demographics....Endre

It does tend to run in bunches with buyers in the same price range and needs. In some ways it makes it easier because I know everything to show.

Yolanda, this year has been a bit strange, have only had one buyer, and MANY sellers.    Have a buyer coming back into town in May, she wants a condo, and will have a ranch (new home) buyer up North soon too.
