DOES HGTV AFFECT HOME BUYERS ATTITUDES?

The advent of  HGTV shows seems to have had an effect on  home buyers, and made a mark on me, as a sales agent in Shell Knob, MO.


Perhaps I'm unimaginative by nature, but I used to look at a 3 bed, 2 bath home as just that - a 3 bed - 2 bath.  Now I find myself with new eyes , suggesting that buyers consider knocking that wall out and moving a door, etc.

 

My last sale had small bedrooms, and I suggested  the buyer  convert the living room, which faced the lake, into their master bedroom.  The change delighted them, as the home already had a great room.

 

New eyes also views some homes with a critical eye - wishing that the sellers would employ a Stager before trying to market their property.  Here are a couple of examples.  What do you think?  Could these homes have used some help?

Joan, I'm not sure either I do see the younger buyers using this information andturning up their noses at homes or complaining about all the things the seller has don wrong based on HGTV shows they watched. The problem is I was a contractor before I was in Real Estate and many of the comments they make aren't possible or could be cost prohibitive. I guess every body is an expert now with HGTV. Interesting thought!

Joan:  I think HGTV is a great thing, when you already own a home.  My feeling is that they set unreasonable expectations for the buying and selling process.  There needs to be a true reality show about selling a home, and buying a home.  See the repeated stats we bring to selles to help them find market value, yet they remain overpriced.  Showing 20 homes to a buyer before they mention that they have a dog and all the unfenced backyards they've seen just won't work....despite the fact that you already asked if a fenced yard would be a must.   That's reality.
