Battle Ground Home Sales Showing a Change in Direction for March 2018?
This month we see a potential "Market Top" pattern emerging in both the short and long term price trend-lines. Here are highlights for this month:
- The 3-Month Moving Average for Price is $359,874 or +0.5% compared to the previous year; with the 12-Month Moving Average now at $382,649 or, +12.89% higher.
- The Inventory level for Resale Homes made a strong move upwards to 1.7 Months.
- Approximately 48 Pre-owned Homes closed in March, compared to 43 Sold in March 2017; an increase of 5 homes or, +11.6%.
- REO/Bank Owned property sales were 3 units (6.25% of total); compared to 1 (2.3%) in March 2017.
- Short Sale /Pre-Foreclosure property sales were 2 units (4.2% of total); compared to 0 (0%) in March 2017.
Battle Ground's average sales price came in at $359.874 this month; and now only exceeds nearby Vancouver's by approximately $18,140.

With improved closed sales this month the short-term trend has "halted" its seasonal decline, and should be ready to move upwards again during the typically more active months just ahead.

Avg Sales Price Trend March 2018
Battle Ground's prices continued to come in much, much lower than their peak of just a few months ago. Some of this decline is likely Seasonal in nature. However, the downward move over the past few months has certainly been strong enough to cause the long-term trend line to go horizontal / plateau. With this area still in a Seller's Market, we still expect prices to have substantial support at this level.

& Days on Market March 2018
The Inventory-by-Month chart now shows New Listings coming in at a higher level, and exceeding the number of Pending Sales (which only increased slightly). Closed Sales increased quite a bit, especially relative to the unusually low prior month. Available Inventory moved up four-tenths of a month, and is now at 1.7 months - an even stronger move this month in the Buyer's direction.
Average New Listing Prices came in similar to last month, and higher than the Closed Sales price average for the month.
Finally, both the Average Days on Market and Median Days on Market dropped substantially, showing we are moving into the more active time of the year.
