This another one of your wonderful informative posts.  The majority of buyers lack imagination, and a home should be shown by paying attention to your list. 

When we bought our home in Los Angeles, it was full of overgrown ivy, trees of all the 3/4 of acres..etc.  The kitchen was a mess, with red brick linoleum.  The pool deck was cracked, as was the pool plaster.  The bones of the house were magnificent, and we loved it and got a great price on it!  A

These indeed do turn off a buyer. You can see it on their faces and they wonder why the seller doesn't do anything about it.

Hi Tim... it does say that 56% of buyers are turned off by odors... I think you missed that. And 15% are turned off by cluttered rooms.
