It is a huge compliment with family members and/or friends of past clients call you when they are contemplating a move into the Denver metro area. It is a pleasure hearing they want to be near the children or other family members.
Many times they are moving from areas with markets not as HOT as ours. They start by asking for the home, location, amenities and then comes the kicker --- their budget.

You will not find much "waterfront property" here in Denver to start with, we don't have much water. If you ask for a home priced under $500K in most of the nearby suburbs to Denver, you will get a basic home, no great upgrades. When asking for a $300,000 home in a good neighborhood with water views, is impossible. I did a search with everything in MLS (including Grand Junction, which is at least 5-6 hours away) and found nothing.
There are times buyers come into town with lofty ideas of a home here in Denver, but the reality is, our prices have skyrocketed so much, it has priced many out of the market. I had a relocation family from rural Virginia earlier this year, and they could not afford Denver, and ended up in Colorado Springs with a REALTOR® friend of mine, and they were able to build a new home ready this summer for around $400,000. That market is on fire right now too.
It is difficult to deliver the news to a new buyer, especially one you have not met, to let them know the market is much stronger than their own back home. You don't want to be negative, but realistic. I would rather let them know what they need to know, not what they want to hear. Not sure if they can bump up their price to get a home in a neighborhood they will want to live in, so time will tell if/when they call me back.
