Princeville Kauai Real Estate Update for April 22 to April 28

Aloha from Princeville Kauai,

You may have heard that the flooding on Kauai brought on by the endless rains in mid-April may have set a national record for rainfall in 24 hours. A rain gauge just West of Hanalei recorded 49.69″ of rain. If verified by the National Climatic Extremes Committee, which is part of NOAA, it would enter the record books as the heaviest 24-hour rainfall total ever recorded in the U.S. That’s a lot of rain for one small island!

Despite the flooding and damage to the North Shore, Kauai, with the exception of Wainiha and Haena, is up and running and eager to welcome visitors. Businesses that survived the flooding are now threatened by loss of income due to visitor cancellations. If you were planning a trip to Kauai, please do come and see the resiliency and beauty of our Island for yourself.

As for real estate, it was a mixed bag, with absolutely no new listings in condos this week, but there were three new escrows and two sales. Single family homes made up for the lack of new condo listings with four new home listings, but no new escrows or price changes. Here is your update:

Back on the Market:

After going into escrow on 4/13, Pali Ke Kua 246 is once again on the market priced at $905K. The seller paid $750K for this unit in 4/17.


It only took Kaiulani 50 128 market days while priced at $1.348M to find a buyer. The prior sale was in 1/13 from the developer for $1.025M. Sealodge H5 is in escrow after 110 market days while priced at $639K. The seller bought this unit in 3/82 for $107K. Mauna Kai D301 went into escrow in 28 days while listed for $789K. It last sold for $281K in 2/11.


Pali Ke Kua 13 sold for $562K cash while listed for $575K. The prior sale was for $425K in 3/13. Sealodge E3, which was listed for $719K, sold for $685K. The unit sold previously for $46K in 9/75.

Price Changes:

Villas on the Price is priced at $699K after a $30,900 price reduction. It sold for $825K in 6/03. Sealodge B1 is now $509K, down from $529K. The last sale was for $280K in 10/15.

4157 Kamalani Lane is available for $770K. The most recent purchase was for $385K in 3/01. 3788 Milimakani Place is listed for $875K. The seller bought this home for $730K in 10/07.

Priced at $895K, 5282 Honoiki sold previously for $799K in 10/04. Land for 3687 Kaweonui was purchased in 1/02 for $150K. The home, which is now listed for $1.350M, was built later in 2002.

Back on the Market:

Priced at $2.950M, 4011 Aloalii is back on the market after expiring on 4/13. The seller bought land for this home in 1/17 for $445K.


3981 Aloalii was priced at $2.650M and closed at $2.450M. The last sale was in 6/15 for $1.450M.


3626 Kaweonui was withdrawn after 141 market days priced at $1.149M. The last sale was for $125K in 1/00 for land for the home, which was built later in the year.

Here we are (almost) at the end of April already with 84 sales in our effort to surpass the 91 sales from April 2017. It may be a close one, so stand by to see what happens the next day or two.
