Are you pre approved? And do you know why I am asking?

A lot of Realtors won't show a house unless the buyer is pre approved.

How do you say it so you won't sound like a Realtor who won't show a house with out a pre approval?

Hi Mr. Buyer, do you have a pre approval...and before you tell me, do you know why I am asking?

Every pre approval tells us what kind of house you are pre approved for.... for example.  If you are pre approved FHA, then you should only be looking at FHA approvable homes.

FHA homes are mainly move in ready, in need of no repairs and most often come with a full retail price.

Heres the challenge.  Every one wants a good deal.  Generally homes that are good deals, need some work.  As you shop, you will naturally look for the good deals, unfortunately, the good deals may not go FHA.

So, let me see your pre approval and I will send you homes that will satisfy your lenders requirements.
