Carlsbad 4-Bedroom Homes for Sale

Many home buyers in Carlsbad desire more space in a single family detached home for sale. For some buyers extra space may be needed for multigenerational living or to accommodate a growing household. A family member may need a home office, or additional guest living space may be necessary.
While the supply of single family detached homes continues to be limited in Carlsbad, we have seen a pretty decent increase in listings since the beginning of the year especially in March (here’s the March 2018 Carlsbad Real Estate Market Report with more details).
Despite the inventory increase, based on the rate of sales in April we have only 1.7 months of inventory of single family detached homes with 4-bedrooms, based on the current rate of sales. 4-bedroom homes make up about half (48%) of the total inventory of detached single family homes currently for sale in Carlsbad.

Of the 73 homes for sale 6 (28%) are priced below $1M, offering a range of options for Carlsbad home buyers. Here’s the breakdown on pricing:

Carlsbad buyers who are interested in a single story home have fewer choices, with 11 single story homes with 4-bedrooms available, as compared to 15 3-bedroom single story options.
Buyers have options in terms of the age of the home if that’s important to them. Of the current listings homes range in age from 1947 to new; there are 9 homes built in 2016, 2017 and 2018 for sale, mostly in Robertson Ranch, several of which are model homes.

2018 SALES OF 4-BEDROOM HOMES:
Sales of 4 bedroom homes in 2018 so far in Carlsbad have been brisk (48% of the detached single family homes sold), with 140 sales, on the market an average of only 26 days. Sales prices ranged from $550,000 to $3,350,000 (average price was $1,119,578; median was $975,000). 28% of the transactions were cash.
While buyers purchased their homes on average for 2% off the asking price (average sale of 98% of list price), 35% of the homes sold at or above the list price.
PENDING 4-BEDROOM HOMES:
Currently there are 49 4-bedroom Carlsbad homes that are pending; these homes have been on the market for 27 days on average. List prices range from $699,900 to $3,989,000.
