Here is a summary of the Cardiff real estate market for April 2018 based on information provided by the MLS (private sales are not included; the data are believed to be accurate as of this writing but are not guaranteed).
TOTAL HOMES SOLD
10 (up 100%) Ave. 14 Days on Market, Ave. Sales Price $898,950 (down 50%); Ave. sale 100% of asking price
Detached Homes Sold
2 (down 50%); Ave. 16 Days on Market, Ave. Sales Price $1,690,000 (down 12%); Ave. sale 91% of asking price
Attached Homes Sold
8 (up 700%); Ave. 9 Days on Market, Ave. Sales Price $701,187 (down 17%). Ave. sale was 101% of asking price
The overall volume of sales in Cardiff shifted up significantly from last month, double the number of homes sold in March – 8 attached homes sold as compared to 1 last month. 33% of the transactions in April were for cash, compared to 20% last month. 50% homes sold for asking price or more.
At the end of April 2018 there were no homes in the Cardiff housing market with a Contingent status (i.e., for the most part these are short sale and REO homes that have accepted offers being reviewed by the lenders), the same as the last 3 months.

As of the end of April 2018 there were 23 Cardiff homes for sale, 5 more than last month, and good news for buyers. This represents an inventory of 3 months for attached homes (up from 1.2 months last month), and 2.3 months for detached homes (up from 1 month last month) based on the rate of sales over the last 3 months. The Cardiff market remains a very strong seller’s market for buyers of attached and detached homes.
18 Cardiff homes came on the market in April, compared to 11 last month. 14 homes went pending in April (not counting those that sold) compared to 11 in March.
