Month of April 2018 – The market is undeniably “Active” right now, but not quite “On Fire”. Sales volume of 34 units sold was up 21.5% over last year’s 28 units. Surprisingly pricing seems to be lagging in this active market. Average sale price was down 16.8% vs. one year ago and median sale price was down 10% to $261,975. There is a custom home in the sales numbers for prior year which inevitably skews the average. On a cost per square foot basis, the average sale price is up .07% to $166.0. Please see companion report for more detail. Looking ahead to May 2018, there are 49 re-sale homes currently contingent or under contract/pending compared to last year’s 49. Sales in May 2018 will struggle to meet last year’s unit volume since all 49 are unlikely to close. 

April Year to Date – Unit volume of 130 homes sold is 28.7% ahead of last year at this time. Median sale price of $270,688 is down 4% compared to one year ago. The median cost per sq. ft. is up .08% for the same period. As mentioned in past reports, the mix of properties sold will have an increasing impact on the number going forward. It may be obvious that a 20+ year old home with little or no updating will sell significantly lower than a late model resale with all the current sought-after bells & whistles. I see this emerging trend continuing for the foreseeable future. The market fundamentals all look strong.
