This is a report about the real estate market activity in the Dwight Park neighborhoods. I include the subdivisions which are within walking distance to the park, and refer to them as Dwight park neighborhoods.
They consist of the following subdivisions, listed alphabetically:
Southern Village Estates
Williams - Hermosa
The homes were built at different times in the sixties, seventies, eighties and the most recent, Casa Fiesta, was built in the late nineties. There is also one house on an acre lot, which was moved by the developers from its original location to its current one.
Southern Palms is the largest subdivision (approx. 500 homes) - in the period between November 2017 and May 2018 there were eleven homes sold, and one is under contract now, after being on the market for five days. Prices of the sold homes ranged between $207,500 and $299,000.
Southern Village Estates are attached block construction townhomes, built in the late seventies, all single story with a small patio and a grassy area between the buildings. In the period between November 2017 and May 2018 there were six sales, ranging in prices between $140,000 and $169,000. Currently there are two active listings, both are three bedrooms and two batrooms - priced between $164,900 and 167,000.
Casa Fiesta was built by D.R. Horton in the late nineties. There was one sale in December 2017 - it sold for $345,000, after being 3 days on the market. Currently there are two homes under contract, and both were listed at $325,000.
Laguna Estates saw five sales for the months of November 2017 and February 2018 with prices betwen $192,000 and $227,000. There is currently one updated 3 bedroom-2-bath home for sale at $199,000.
Mistwood Condominiums had one sale in November 2017 of a 2-bedroom with a loft, 2-bath home for $172,500. There is another two-bedroom with a loft one coming soon on the market.
Dwight park homes are quite diverse in size, lots and cosntruction; they are centrally located in Tempe, and affordable.
They are close to WholeFoods and Fry's grocery stores, to many restaurants, to HoneyMoon Sweets Bakery, to L.A. Fitness.
