Barbara Todaro ~ hi Barbara... we have two issues here. The first is that prostpective sellers in what we would consider entry level homes are not listing because of fears they won't find a home to upgrade to. The second is the amount of new construction where prices continue to increase pushing more people into a limited inventory or resale which then pushes resale prices up. Plus this area has some of the top schools in the Charlotte metro area so there is great demand from families.

Bob "RealMan" Timm ~ hi Bob... a 1-3% discount from original ask price has pretty much been the norm in Charlotte "forever." We tend to price close to market value so there's never much negotiating unlike in other markets when people price 20% above value and expect low opening offers. Even when the market went sideways, many of our areas only saw a 5-6% discount from ask.
